Do I have to pay anything?
No. There's no fee to get an offer, and normal seller closing costs are handled through the title company as part of the transaction. On the renovation path, we fund the work — you don't write a check for it.
How is the split on the renovation option decided?
Before any work starts, and in writing. It's based on the as-is value going in, what the renovation costs, and what the finished house should sell for. If the numbers don't leave you meaningfully better off than the cash offer, we'll tell you to take the cash.
What if the renovated house sells for less than expected?
That risk is the reason the agreement is written before the work rather than after. We'll walk you through what happens in that case in plain terms — it's a real possibility, not fine print, and it's the main reason the cash offer exists as an alternative.
What if I still owe more than the house is worth?
That happens, and it doesn't automatically end the conversation. Depending on the numbers there may be options worth exploring, but we'll be straight with you if there aren't.
What condition is too bad?
Fire damage, foundation movement, hoarding situations, years of deferred maintenance — we've looked at all of it. Renovation is the core of what this company does.
Am I obligated once I get an offer?
Not at all. An offer is an offer. Take it to another buyer, take it to an agent, or throw it away. There's no contract until you sign one.
