- How do I know if I need a new roof?
- Age, shingle curl, and missing granules are the obvious signs. The calculator reads your roof's last permit date, pitch, and material from public records and tells you where the replacement cost sits relative to your deductible.
- Will insurance cover it?
- Hail claims are common here. The calculator prices an impact-resistant roof next to the one you have, so you can compare the upgrade cost to the premium discount before you call your carrier.
- How long does a roof last?
- Twenty to thirty years for asphalt, fifty for metal, a century for tile — all of it conditional on what's under the shingles and whether the ventilation is adequate.
- Can I get a firm quote from the estimate?
