A wall that carries the floor above is not an opinion — it's a load path traced from roof to foundation. We assess what each member carries before anything comes out, size the beams and headers that replace it, and stamp the drawings the city needs to see. That's the consultation: a written report with photos, the load path laid out, and the numbers the contractor building the rest will work from. We do it on its own for homeowners who want to check a plan, and we do it every day as the first pass on our own remodels and additions.

What the work covers
Load-bearing wall analysis
Which wall carries what, traced from roof to foundation. A single beam sized wrong is how a sagging floor starts.
Beam and header sizing
Span tables and engineering calculations for the beams and headers that replace a removed wall — sized to the load, not guessed at.
Foundation and point loads
How a new load transfers to the slab or crawl space, and whether footings need widening or reinforcement.
Engineer-stamped drawings
Signed and sealed plans the city will accept, produced by the mechanical engineer who runs this company.

- Do I need an engineer for a kitchen remodel?
- Not always — interior non-load-bearing walls don't. But move a wall that carries the floor above, and the city will ask for a letter or plans stamped by a licensed engineer.
- How long does a consultation take?
- Two to three days to schedule, an hour on site, and a written report in hand by day three. If you're already in our remodel queue it folds into the same timeline.
- Can you consult on someone else's plans?
- Yes. Same process — we read the drawings, check them against the existing structure, and flag what the plans missed.
- Do you install the beam too?
- We size it and specify it, and we install it as part of a remodel if you want the job run by one contractor. On its own, the report names the section and span you take to any lumber yard.
